Negotiation of Lease for 100,000 Square Foot Regional Headquarters of SCASvenska Cellulosa Aktiebolaget (SCA), a $12 billion international company that produces hygiene products, packaging solutions and publication papers, had a pressing need to relocate and expand its North American regional headquarters. SCA desired to move from the suburbs into the City of Philadelphia and selected the Cira Center, a building now under construction by Brandywine Realty Trust near 30th Street Station, to be the location for what will be over 100,000 square feet of office space. At a time when other companies were in danger of fleeing the area, SCA felt that the city of Philadelphia would be an ideal location for a number of reasons, including company image, access to public transportation and neighborhood amenities. The transaction turned out to be a tremendous "win-win" for SCA, Brandywine, the city and the state.
SCA wanted to complete the transaction in less than a month. Working with Trammell Crow Company as its tenant representative, SCA selected Hangley Aronchick Segal & Pudlin to negotiate the lease with the landlord. We were able to assist the client and Trammell Crow to achieve the client's goals within its time frame. Following the initial lease in March, 2004, we also assisted the client in negotiating an expansion of the premises. The result pleased everyone: the client obtained its goal of finding a good location on good terms; Brandywine obtained a premier tenant for its building, avoiding vacancy at a time when such tenants are rare; and the city and state attracted new jobs to the area.
